From Nate Call, founder of Propensa
The boring use of AI is the one that works.
Keeping track of the deal is its own job, on top of running the deal itself. The useful thing an AI assistant does today is the transfer work: moving what you know, or what a contract says, into the system where it can actually be used.
Propensa is deal tracking for commercial real estate brokers. Connect it to Claude or ChatGPT and you can ask where a deal stands, log the call you just had by describing it, and find out which follow-up dates slid past while you were busy.
See what it reads first, if you would rather look before you sign up.

“This is cutting-edge stuff — perhaps the best in the world; it can’t be overstated. It validates the confidence we had in the team, and confirms the investment in Propensa was a good bet.”
What it is reading
Point it at your deal records and it knows your deals. Point it at nothing in particular and it will still answer you, out of nothing at all. Here is the whole data source, named.
What it reads
- Your properties (e.g. listings), and the prospects on them
- Your clients (e.g. tenants), and the locations you are tracking for them
- Every comment and activity logged on those deals, with dates
- Follow-up review dates, including the ones already past
- Milestone timelines and critical dates
- Your commission entries, by milestone and by quarter
- The contacts you pull into it
What it does not read
- Market comps. Propensa does not have a comps database.
- Rent or sale prices from anywhere outside your own records
- Any deal you are not a participant on, including deals at your own firm
- Nothing is ever deleted by the assistant. It cannot delete.
It acts as you, and it reaches only the deals you are a participant on. A colleague down the hall working a listing you are not on is invisible to it.
The transfer work, running
Five ordinary things, none of them dramatic. This is the whole interaction.
No record to navigate to and no form to fill. It runs inside Claude or ChatGPT, which you may already pay for, and setup takes about two minutes with no API key. How the connection works
What I am not going to tell you it does
It does not predict whether your deal will close.
The probability scores being sold right now are pattern-matching on whatever training data the builder happened to have. I have seen no evidence it beats your read of your own deals.
It does not write your client emails.
Ask it to summarize what happened and it does that accurately. Ask it to hit the right temperature with that specific client and get the details right, and you will spend as long fixing the draft as writing it.
It does not know your market. It knows your records.
Everything in the demonstration above comes out of what you put in. That is the point, and it is also the limit.
Four questions to ask any CRE AI vendor
Including this one. Take them with you.
- 1
What data source is it reading?
Make them name it. An assistant connected to nothing in particular will still answer you, fluently and at length.
- 2
Can I see it run on one of my live deals, with my numbers on the screen?
A demo on the vendor’s data tells you the software runs. It tells you nothing about your book.
- 3
What can it change or delete, and can I see a record of what it did?
Anything that writes to your pipeline should leave a trail you can read afterwards.
- 4
What does it do when it does not know?
A confident answer with nothing underneath it is worse than no answer, because you might act on it.
The assistant is a way in. This is the system behind it.
Most of the work happens in the app. The assistant is there for the times you are not sitting at it.
- Landlord rep and tenant rep in one system
- Critical dates and milestones, with business-day math and banking holidays
- Commission forecasting by milestone, quarter, and year
- Client-ready site packages: one link, and the client marks what they like
- Maps with trade areas, drive-time rings, and points of interest
- One-click activity reports, as PDF or email
- Co-broke with other agents (at your firm or at another firm)
Who is writing this

I am Nate Call. I worked in brokerage before I built software for it.
Propensa exists because the administrative half of brokerage, knowing what happened and telling the right people, is a job running alongside the deal itself, and it consumes more hours than most of us would want to put on paper. The boring work is where the hours go.
See it run on your own deals
30 days, no credit card, nothing to cancel.
If you would rather look before you type anything, load the sample book of business on your first login. It comes with live deals, overdue follow-ups, a milestone timeline, and commissions already in it, so you can connect your assistant and ask it something real in the first five minutes.
